How StayForAll conducts identity audits, physical room inspections, and listing accuracy checks to protect international students and expat renters.
1. Purpose & Verification Scope
StayForAll is built on trust, transparency, and safety for international students and expat renters. Our Verification Policy defines the standards, inspection protocols, and document audit procedures required for property hosts and rental listings to earn Verified status badges on the Platform.
Verification checks are designed to mitigate housing fraud, confirm host identity, and evaluate physical room conditions at a specific point in time.
2. Verified Host Identity Audit
To achieve "Verified Host" status, property owners, room hosts, and property managers must complete a thorough identity and credential audit:
• Government-Issued ID Audit: Hosts must submit valid government-issued photo identification (Passport, National Identity Card, or EU Residence Permit).
• Landlord Ownership & Authority Proof: Hosts must provide documentation proving property ownership or legal authority to lease the premises (such as property title deeds, land registry extracts, or master lease agreements with subletting authorization).
• Contact & Tax Verification: Hosts must verify a primary phone number, email address, and, where applicable under EU DAC7 regulations, tax identification details.
• Identity Match: All submitted documents undergo cross-verification against account registration profiles to prevent impersonation.
3. Physical Property & Room Inspection Visits
StayForAll offers physical inspection services where a trained verification inspector conducts an on-site property evaluation:
• Visual Condition Audit: Inspectors evaluate room dimensions, window functionality, natural lighting, heating systems, electrical outlets, and overall cleanliness.
• Listing Photo Accuracy: Inspectors compare live room conditions against photos submitted on the listing to ensure zero photographic manipulation or misleading angles.
• Included Amenities Check: Inspectors verify listed amenities, including Wi-Fi connectivity, washing facilities, kitchen appliances, desk furniture, and bathroom fixtures.
• Safety Equipment Verification: Inspectors confirm the presence of required safety equipment, including working smoke detectors, fire extinguishers, and secure door lock mechanisms.
4. Verification Badge Definitions
Verified status on StayForAll is demarcated by explicit trust badges:
• Verified Host Badge: Confirms that StayForAll completed government ID verification, phone validation, and ownership document checks for the property host.
• Verified Inspection Badge: Confirms that a StayForAll inspector completed an in-person physical room visit and verified listing photos, dimensions, and amenities at the time of inspection.
Badges confirm completed checks at the specific time of review. Badges do not constitute an insurance policy, legal guarantee, or ongoing warranty regarding future tenant-landlord disputes or maintenance outcomes.
5. Point-in-Time Disclaimer & Ongoing Maintenance
Physical room inspections reflect property conditions observed on the date of inspection.
• Structural Limits: Inspections evaluate visible layout and listed amenities. Inspections do not evaluate concealed electrical wiring, plumbing internals, building structural engineering, or environmental noise levels.
• Maintenance Obligations: Landlords remain solely responsible for maintaining property habitability, resolving appliance breakdowns, and adhering to local housing regulations.
• 5-Day Move-In SLA: Verified Landlords agree to address and rectify any material property discrepancy or cleanliness defect reported by a tenant during move-in within five (5) business days.
6. Fraudulent Material & Badge Revocation
StayForAll maintains a zero-tolerance policy for falsified documentation or property misrepresentation:
• Immediate Badge Revocation: Verification badges are immediately revoked if a host submits altered documents, provides false property details, or alters physical room layouts post-inspection without updating the listing.
• Account Enforcement: Falsifying verification materials results in administrative account suspension and potential listing unlisting.
• Re-Inspection Audits: StayForAll reserves the right to conduct unannounced re-inspection audits or request updated proof of ownership at any time.
7. Requesting Verification & Appeals
Landlords and property managers can request physical room inspections and host identity verification directly from the Landlord Dashboard.
